About Jacob
I did not enter real estate with a built-in pipeline, a sales background, or a massive sphere ready to hand me business.
I entered the industry during the aftermath of the Great Recession and had to learn how to create opportunity before I felt ready: open houses, prospecting, farming, contracts, market knowledge, follow-up, mistakes, repetition—and a manager who helped me understand what to do next.
Nearly 15 years later, I manage First Team Real Estate’s Mission Viejo and San Clemente offices, lead new-agent training, coach agents one-on-one, and spend much of my time helping agents work through the exact problems I remember facing when I started.
I am building the person I needed when I entered the business.
My start
When I entered the business, I had many of the same questions new agents have now. Where does the first client come from? How do I talk to people without sounding like a salesperson? How do I learn contracts without being terrified of making a mistake?
How do I become credible when I am brand new? What should I actually be doing every day?
I had to learn the answers through training, repetition, field experience, strong management, and consistent execution. That experience still shapes the way I coach today.
You do not need to know everything before you begin.
You need an environment that helps you learn what matters next.

Today, Jacob manages First Team’s Mission Viejo and San Clemente offices while continuing to recruit, train, coach, and develop agents. His experience includes personal production, team leadership, business development, branch management, company-wide training, new-agent development, and one-on-one coaching.
Jacob understands what the agent is trying to do because he has spent his career inside the work of building, managing, and developing real estate businesses.
What I do today
01
Jacob manages First Team’s Mission Viejo and San Clemente offices.
02
Jacob leads and contributes to agent training, including new-agent development.
03
Jacob works one-on-one with agents to turn goals into an operating plan.
04
Jacob helps people considering real estate understand the business before making a decision.
The common thread through all four roles is agent development.

Why new agents matter to me
New agents usually do not fail because they are incapable. They get overwhelmed. They hesitate. They overprepare. They avoid conversations. They do not know which activity matters most.
They take a class, close the notebook, and then do not know what happens next. I remember that feeling. That is why I care so much about shortening the gap between learning and doing.
The goal is not for you to become dependent on me. The goal is to help you develop the judgment, skill, habits, and confidence to eventually know what to do yourself.
The gap between training and doing is where new agents get lost.
My job is to help close that gap.
Coaching philosophy
01
Contracts. Market knowledge. Sales skills. Systems before tools.
02
A business plan should tell you what to do today—not only what you hope to accomplish this year.
03
Open houses. Property previewing. Conversations. Follow-up. Real client opportunities. Competence grows through repetitions.
04
Action. Feedback. Correction. Next action. This is the purpose of the ‘What’s Next?’ coaching rhythm.
05
If something is not working, activity is too low, or the agent is avoiding the work, address it and adjust the plan.
06
AI, CRM, technology, automation, and marketing should make good fundamentals more effective—not help you avoid learning the business.
Proven principles. Modern leverage. Serious agent growth.
See the Training SystemThe outcome
01
You understand the contracts. You understand the process. You know what to do when the conversation becomes real.
02
You understand the market. You can answer better questions. You bring information and judgment to the consumer.
03
You know where your business comes from. You follow up. You operate from a plan. You do not restart the business every month.
Confidence is much more durable when it is built on competence.
Mutual expectations
I do not expect a new agent to know how to build the business yet.
I do expect them to be willing to do the work required to learn it.
In their words
“Jacob Lawlor has been an amazing office manager, coach, and mentor for me. He is always there when I need advice, direction, or support, and his coaching and marketing strategies have helped me grow my real estate business with more confidence and clarity. What stands out most is how much he genuinely cares about his agents. You can tell he puts his whole heart and soul into helping us succeed, and that kind of leadership is hard to find.”
“Jacob has truly helped me build confidence in my real estate business. His one-on-one training, guidance, and support with personalizing my brand have been beyond anything I expected from a manager. He is incredibly knowledgeable, detail-oriented, and always has valuable ideas and resources to share. What stands out most is how much he genuinely cares about the people he works with. He remembers the details, checks in often, and consistently makes sure I feel supported and encouraged. The training and leadership I've received have made such a positive impact on both my business and my confidence, especially compared to my previous brokerage experience. I'm very grateful to be learning from and working alongside him.”
“Jacob has a great way of helping me process the different scenarios I face in my business, and I always appreciate his wisdom and ability to find the right words for each situation. He's helped me improve how I problem-solve, better understand what others may be thinking, and then suggest effective ways to respond. I've also appreciated how he encourages creative thinking, especially when it comes to finding off-market homes for the buyers I'm working with. What stands out most is that he truly wants agents to succeed and is very generous with his time, knowledge, and expertise.”
“I have been a successful Realtor for 23 years. Jacob Lawlor is the office manager for the Mission Viejo and San Clemente offices where I work. He delivers the weekly office meetings and offers coaching, training, accountability, business planning, and overall support for his agents. Although I work very independently, there are those trying times when you hit a wall and need an expert answer from someone who knows. Jacob is that person who knows. He is always available to talk to you, calm you down, answer your questions, and give good advice, either in person in the office or immediately on the phone. It makes you feel like someone cares and always has your back. I consider Jacob an integral part of my successful business, keeping me balanced, on the right track, and out of legal trouble. I consider him a true friend in the industry. Jacob Lawlor is my guy!”
“It's 9 o'clock at night. You're staring at a contract, your deal is unraveling, and you don't know which way is up. You've read the same paragraph four times and it still isn't making sense. What on earth do you do? You do what every agent on our team does in that moment: you call Jacob. And just like that, everything gets better. He picks up the phone with that big, booming, cheerful voice, as if he's been waiting for your call, as if it's the middle of the afternoon and he has all the time in the world. Without looking, he cites some obscure paragraph in a CAR form, word for word, explains what it means, what your options are, and what he'd do. The fog lifts. You have a path forward. This is Jacob, every single time. As our real estate manager, coach, mentor, and teacher, Jacob brings encyclopedic knowledge of the contract paired with a genuine, unwavering desire to help. Day, night, weekends, it doesn't matter. He is always there, always cheerful, always ready. And when real estate gets hard, as it often does, it's comforting to know Jacob has your back. One of his most remarkable gifts is his ability to bring clarity to chaos. When you're flustered and going in six different directions, Jacob listens, cuts right to the heart of the matter, and hands it back to you in a way that's suddenly simple and clear. He has a talent for distilling the noise into exactly what you need to hear. We are so lucky to have Jacob as our manager. He doesn't just support our team, he teaches us, nurtures us, and elevates every single one of us, every single day.”
“I have had the pleasure of working with Jacob Lawlor, manager of the San Clemente and Mission Viejo offices at First Team Real Estate, for the past two to three years, and with 28 years in the real estate industry, I can confidently say he is one of the most knowledgeable managers I have ever worked with. Jacob brings tremendous value to our offices through not only his deep understanding of real estate, but also his forward-thinking knowledge of technology and AI. He consistently provides agents with innovative tools, strategies, and insights that help us stay competitive and productive in an ever-changing industry. One thing that stands out to me is the attendance and engagement at our office meetings. Nearly all of the seasoned agents make it a priority to attend, which speaks volumes about the value Jacob provides. We come not only to improve our productivity, but also to gain the valuable nuggets of knowledge he generously shares. He also fosters an environment where agents learn from one another and openly share ideas and experiences from our businesses. Jacob's positive attitude is a tremendous asset to our company. He is approachable, supportive, and always available when needed. Beyond his professional strengths, it's clear that he is a devoted family man, which adds to the respect and trust people naturally have for him. I truly appreciate the opportunity to work with Jacob and feel very fortunate to have his leadership and support.”

Why I have stayed
“If I ever find a company that is better for my clients for me to be a part of, I’m gone.”
I meant it. Nearly 15 years later, I am still here.
I have seen First Team as an agent, someone working in business development, a team leader, a manager, a trainer, and a regional leader. What keeps me here is not one tool or one commission plan. It is the platform I am able to put behind an agent who is serious about building.

A Business That Can Be Built
A little more personal
I am a husband to Jessica and a dad to Kayli and Alex—two kids who keep me grounded, humbled, and motivated every day.
Real estate changed my life. It gave me a career, a future, and a way to build something bigger than where I started. That is why I take this work personally. When I coach an agent, I am thinking beyond the next transaction to the confidence, family, freedom, and future the business can help them build.

Let’s talk
That is part of what the Agent Discovery Session is for. We can talk about why you are considering real estate, what you want the business to become, your timeline, income needs, strengths, concerns, likely lead sources, first 90 days, and whether the way I coach matches the way you want to build.
